1、选房:选房就是要选地段、选房价、选楼盘、选户型,这四大因素是选房首要考虑的。选房的渠道主要是楼盘广告、朋友介绍和从房地产网站了解,比如买房网、房产网。
2、看房:实地看房要看楼盘的硬件条件,主要要看地板防水问题、墙角是否平整、房子采光透气性是否好、墙体是否平整,有无裂缝、水电安装是否合理;实地看房还要看小区配套设施怎么样,比如楼间距、小区绿化情况、周边配套设施是否齐全(周边是否有商场、菜市场、小学、医院等,交通是否便利)。

流程三:正式签约
标准格式的购房合同文本并非不能增删、也不能更改。消费者在签购房合同时有权利仔细琢磨合同的条款细节,对其中不满意处提出改动要求。同时,购房者还应注意格式合同中的空白待填处,要懂得把许多保障自己权益的细节填上,并规定达不到条件应承担的后果。
一、首先通过媒体收集有关房地产项目的各种信息。
二、通过对自身的消费需求状况(购买能力、欲购买楼盘位置、居住小区的配套、环境、物业管理、总价格、面积等)进行全面、综合的衡量与分析,初步确定一个适合自身实际需要的购房框架,然后结合收集的各种楼盘信息进行筛选、比较,确定几个备选项目。
三、对备选项目通过收集的楼书资料,电话咨询或熟悉该项目的朋友做一番初步了解,然后抽出几天时间进行现场实地考察。
四、现场考察项目过程中,可邀请一些对建筑和环境懂行的朋友同行,这样对选择到好房屋会有很大的帮助。
五、选定项目后,交订金前,最好向房地产行业的律师或懂行的朋友咨询一下签订合同时应注意的问题,如有条件最好聘请一位房地产专职律师代为办理,从而确保购房后万一与开发商产生纠纷时不至于太被动。
六、做好上述准备后,去售楼处交订金,并同时签订认购书和确定签署正式合同的时间。(这期间特别要注意详细查看开发商提供的“五证”及相关文件)。
七、按照约定时间与开发商签订正式的购房合同,按合同约定的付款方式交纳购房款项。
八、在规定期限内,由开发商协助到当地的房地产交易管理部门办理预售合同的登记手续,并按规定交纳印花税。
九、合同登记后,需要办理购房贷款的,可以着手办理抵押贷款手续。具体办理办法,可向有关部门咨询。
十、房屋竣工验收合格后,开发商提供“入住通知书”及“收楼须知”,销售部、物业公司财务部、管理处到现场集中办公,着手办理业主入住手续。业主办理入往手续同时应携带相应的证件、购房合同,办理手续如下:
(1)到开发商售楼处交纳购房余款。
(2)领取《住宅使用说明书》《住宅质量保证书》及有关装修规定和表格。
(3)由销售部或物业部陪同业主验房,签署“楼宇交接书”。
(4)与物业公司签订《物业管理公约》。
(5)按规定交纳首期物业管理费,灶具报装费,有线电视报装费,电话初装费等(不同物业有不同规定)。
(6)新业主领取房屋钥匙,办理装修或入住手续。
