1、天花板漏水——天花板上总是有某个地方洇水。天花板漏水和楼上住户的关系比较大,产生天花板漏水主要有两种情况。第一种情况是:楼上卫生间、厨房的防水层没有做好。这种情况下,需要敲掉地砖重新做防水。为了避免出现这种情况,业主在装修时,就应该尽量把防水做好。规范施工应该做三次闭水试验,第一次闭水试验是在装修工人进场前;改水改电后,卫生间和厨房要重新做防水,并且进行第二次闭水试验;瓷砖贴完后,为了避免瓷砖铺贴过程中对防水层的破坏,应该再做一次闭水试验。第二种情况是:楼上住户卫生间或厨房的地漏堵塞,积水通过暖气管的套管漏出,导致天花板被洇湿。维修方法是填实楼上住户暖气管和套管之间的空隙,套管和暖气管之间的空隙填实后再用油腻子填实、抹平。另外,在生活中尽量避免地漏堵塞。建议:天花板漏水多位于墙角或管道底部,应及时找到出水点,方便补救。
2、墙壁渗水——墙壁洇水、渗水,造成墙壁产生霉斑和掉粉墙壁出现漏水的原因比较多,补救起来也比较麻烦,最重要的就是找准原因,对症下药。第一种情况:上水管暗管没有装好、水管劣质、镀锌管生锈老化都有可能导致漏水。出现这种情况很麻烦,只能哪漏换哪儿,哪换排除哪儿。第二种情况:淋浴区的轻体墙防水层高度没有达到1.8米,轻体墙处于常年的潮湿环境下容易受潮。可以在淋浴时转换喷头角度,尽量避免水喷射到轻体墙上;或者将淋浴喷头改装到周边没有轻体墙的承重墙上;最好是敲掉墙砖重新做防水。第三种情况:外墙出现裂缝,造成墙内石棉常年潮湿。墙内石棉吸收雨水后不容易干,长年累月,内墙就会出现洇水、发霉、掉粉。出现这种情况,业主应及时通知物业进行维修,不应该自己解决,避免发生危险。第四种情况:建造房屋时,外墙的施工洞没有封好。一旦下雨,雨水溅入施工洞导致内墙出现返潮等情况,墙壁干后将出现带状或圈状痕迹。由于施工洞多在烟道、排气孔内,这种情况就多发于烟道和排气孔附近的墙壁,发生这种情况应及时向物业反映。建议:如果是由于镀锌管生锈老化产生的漏水,只能在漏水处安接镀锌管,而镀锌管容易被腐蚀,因此最好将镀锌管全部换掉。
3、窗边渗水——一到下雨天,窗边就渗水,导致内墙受潮,进而发霉、掉粉。窗边渗水最常见的原因是窗框与墙体之间的密封性没有处理好,遇到这种情况,业主只要用密封胶(一般的玻璃胶即可)把窗框与墙体密封好就可以了。另外,如果外窗台低于内窗台也会出现窗边渗水的情况。但这种情况很少发生,一般由建筑不规范所导致,属于房屋质量问题,一旦出现这种情况,应该及时找物业协商解决。需要注意的是:在打密封胶时,一定要彻底清除原有的密封胶。
