一、去正规的网站和中介(步骤一要注意的):如果买二手房有中介参与,要找相对大的、知名的中介。中介的收费、服务情况要先问清。还要和中介谈好,中介费的付款时间,一般来说是签完合同付一部分,过户后付一部分,省的太早付完钱,中介就不管事了。付完记得要发票。中介如果提供贷款服务,让他玩去。贷款之类的问题,别怕麻烦,自己去找银行。
二、实地考察房屋情况(步骤二要注意的):
1、房屋自身建筑情况如房屋户型、结构、朝向、通风、采光、质量、面积、层高、装修、配送的家具等,其中比较容易被忽视的是下水道堵塞和墙面渗水等问题。
2、房屋周边状况如周边交通、生活配套、小区绿化、噪声、电梯、保安、物业管理、街道居委会等。
三、看房子产权是否清晰(步骤三要注意的):
1、看房产证(房产证薄薄的几页纸有什么好看?可好看了~~)。看以下几点:
(1)有没有房产证。没有的直接PASS没有房产证的房屋,一般是房主将其抵押或转卖。有的房主会说,你给他钱,他就能把房产证赎回,再给你。让他滚!让他借钱把证赎回,再找你。(我会告诉你,我们这80年代有个骗子,用没证的房子同时卖给3个傻瓜的故事吗?)除非非常非常非常非常非常中意,不买就会死的房子,不然只选择有房产证的房屋进行交易。
(2)看房主是谁卖方必须是房主,对他的房产证和身份证,看身份证号是否一致(当然先要看看是不是假的,多半不会)。有些房屋有好多个共有人,如夫妻共有的、继承人共有的,那你就要和全部共有人签订买卖合同。只和其中一个或是几个签的无效。

4、看房子是否在租原房主A,2020年1月把房子租给一个哥们B,租期2年,就是租到2020年12月。兄弟你今天2020年4月30日,和原房主A房屋交易成功,你给了他几十、百来万,高高兴兴的拿到房产证。然后想搬家......等下,B哥不让你进,他且住着呢。反了他了!他有权利吗???有!因为我国认可“买卖不破租赁”,也就是说房屋买卖合同不能对抗在先成立的租赁合同。怎么办?买之前,让A哥先把B哥,搞定整走了,再来和你谈!做人要专一不是!
