七、现行政策规定满两年的普通住房可以免营业税,满五年可以免所得税。有些当事人为节省一些费用,约定数年后再办理房产过户手续。这种做法危害极大,一旦出现纠纷,后悔莫及,不应提倡,不要因小失大。当然如果买卖双方有深厚的亲友关系除外。
