1.美国房产过户前准备过户前一个星期,买主须落实房屋贷款。如果房贷利率还没锁定(Lock),要马上锁定,以免过户时来不及办理。还要根据过户公司给的过户费清单(HUD-1)草稿,把过户费准备好,并通知银行什麽时候要多少钱。过户前几天买方经纪人会向卖方经纪人要房屋检查时查出来的问题的修理帐单(RepairInvoice)。一般修理应有90天的保修期,修理帐单也可以做为保修凭据。买主在过户前还要把房子重新检查一遍(FinalWalkThrough)。除了看该修的东西都修好了,所有设备都正常运行,卖主应该留下的东西都在,还要记录水电气表的数位。如果发现没修好的东西,过户时一定要与卖主交涉。在过户的前一天,过户公司会给一张精确的过户费清单,买主可根据清单上的过户费,到银行开现金支票(CasherCheck)。现金支票可以开给买主自己,过户时在反面写上付给过户公司既可。过户时还要带一张私人支票,如果实际过户费超过现金支票数额,再开一张私人支票补齐。
