商品房交房时验房需要关注

4.凡竣工房屋,通常须做到”五通一平“,也就是给水、排水、供电、通讯、通路、土地平整。
5.高层住宅楼生活供水系统,应该具有卫生防疫部门核发的用水合格证;高层住宅楼电梯,应该具有劳动部门核发安全运行合格证;高层住宅楼消防供水系统,应该经消防部门检验合格。
6.房屋应按图纸、文件要求达到设备齐全,手续完备。购房人验收之后再接收在房屋交付前,购房人有权先验收房屋,发现有质量问题,开发商应限期维修,由此引起购房人逾期入住的,开发商应承担违约责任。假如因房屋主体结构质量不合格不能交付使用,或者房屋交付使用后,房屋主体结构质量经核验确属不合格,购房人可以请求解除合同和赔偿损失。
