1是你楼上地漏没做好。我所提的均是装修公司的问题。2是地漏堵塞。3是(你是否修改了卫生间里落水管)落水管堵塞也有可能导致地上渗水。房顶漏水的话有2个方面。1是水管漏水。(哪是你楼上的问题了)要是地上渗水的话有3个方面。2是没刷防水材料导致水从水泥板渗下来卫生间是房顶漏水还是地上渗水
首先要找到漏水的原因,是防水层漏水还是上下管漏水,再做不同的处理。一,如果卫生间是防水层渗漏水,而不是上下水管漏水的情况。都是不需要刨瓷砖就可以维修好的了。维修方法很简单就是使用新型的渗透型防水剂在卫生间表面再做遍防水,让水不进入地下,直接从水道流走。二,如果是上下水管的问题。而且水管是在地下,就需要考虑刨瓷砖,但并非必须重新装修卫生间。比如如果是进水管漏水,可改明管,不用漏水的水管。如果是下水管漏水,也是要找到漏水的具体位置,根据情况来确定是部分刨砖来解决,也是没有必要全部刨。下面解决问题的方法:1、将表面的灰尘、油污、积水等处理干净,并保持表面干燥 ;2、如果瓷砖缝是用填缝剂填的,需要用*划出一个小槽;3、在瓷砖面、瓷砖缝、墙缝、管根等水泥部位,喷渗透型防水剂,一定要喷涂均匀;4、待防水剂9成干以后(大约2小时以后),用填缝膏填实所有瓷砖缝及破损和缺陷部位,管根周围等薄弱环节用填缝膏涂刷加固;5、地面与墙面连接处以及管根周围用塑钢泥做防水边;6、防水施工结束后,24小时内施工部位不能淋水。

国务院《建筑工程质量管理条例》规定屋面防水工程、有防水要求的卫生间、房间和外墙面的防渗漏,为5年。《商品住宅实行质量保*和住宅使用说明书制度的规定》规定的最低保修期为:1、屋面防水3年;2、墙面、厨房和卫生间地面、地下室、管道渗漏1年。举个例子来说,假设房屋于2005年12月31日竣工,而开发商于2006年12月31日向买受人交房,则此时施工单位对屋面防水的剩余保修期为4年,规定中的3年低于该存续期,则保修期应为4年;如开发商于2008年12月31日向买受人交房,施工单位的剩余保修期为2年,少于规定中3年的最低保修期,则保修期应为3年。买房人可与开发商协商延长保修期,但开发商不得要求缩短保修期,其擅自缩短保修期的行为无效。只要有证据证明漏水情况发生在保修期内,你可以要求开发商承担保修责任。过了保修期,开发商就不承担责任了。
