如果房产赠与公证了,其费用会涉及到两笔:一笔费用是公证费,房屋赠与的公证费收取的比例是受益总额的2%,但不低200元。还有一笔费用就是契税

你好,过户办赠予费用,约为报税价(即你们商定的房产转让价)的6%(公证费3%,过户税费3%)。但赠予过户后,如果你们以后要转让房产,单一项个人所得税就要交报税价的20%。所以不建议采用赠予过户。建议采用*过户,税费约为报税价的8%(卖方:个人所得税1%(房产证大于5年的免)、营业税5.5%(房产证大于5年的免),买方:契税1.5%,其它过户税费约数百,以上税点均按小于144平方米的普通住宅计算)。
