过户时房管局收的大税只有契税,按房产总价的3%。还有其它小税如交易登记费、手续费、印花税约数百元。另,赠予要到公证处办公证,公证费也是房产总价的3%左右。如果是直系可以走继承的手续,不需要缴纳任何费用。如果是旁系亲属(如外孙女)需要先做继承公证,再交纳3%的契税就可以了。
